How do you decide on a cash offer?
We look at the property's location, size, and condition, what comparable homes nearby have sold for, and the cost of any repairs the house needs. Those numbers go into the offer, and we're happy to walk you through how we got there.
Is there any cost or obligation to get an offer?

Do I need to make repairs or clean the house first?
No. We buy houses as-is. You don't need to repair, update, or clean anything, and you can leave behind any belongings you don't want to keep.
Do you charge commissions or fees?
No. We are buying the house directly, so there are no agent commissions. We also cover the closing costs.
How fast can you close?
You choose the closing date. If you need to sell quickly, we can move as fast as the title company can complete its work. If you need more time to move, we can schedule closing for later.

Will you buy a house with tenants living in it?
Yes. We buy rental properties whether they are vacant or occupied, and we'll coordinate with you on access for the walkthrough.
Can I sell an inherited house?
Yes. We regularly look at inherited and vacant properties. If the house is going through probate, we can plan the closing around that process.
